A family area around Bukit Jalil City, Pavilion Bukit Jalil and the LRT, with the widest choice of mid-range new launches in KL.

Bukit Bintang & KL City Centre

Serviced residences for investors and city buyers, within walking distance of Pavilion KL and the MRT.

Bangsar

An established, sought-after address next to Mid Valley and the LRT.

Mont Kiara & Damansara Heights

Luxury, mostly freehold homes in the premium expat neighbourhoods of KL.

Sentul & Ampang

Freehold options closer to the city at lower entry prices.

Other areas in Kuala Lumpur

More new launches across Kuala Lumpur outside the districts above.

Selangor: Petaling Jaya, Kwasa Damansara, Seri Kembangan

Lower prices per square foot with good highway and MRT links.

Before You Book a New Launch: 6 Things We Check

A brochure shows the best side of a project. Before recommending a unit, we check six things that brochures rarely make clear.

01

The developer's track record

Have their past projects been delivered on time, and how do those buildings look and rent today? A strong developer reduces your risk more than any rebate.

02

The real price after rebates

The list price is not what you pay. We compare the net price per square foot after rebates and freebies against completed condos nearby. If a new launch costs much more than a resale unit next door, you need a good reason to pay that premium.

03

Freehold or leasehold

Freehold usually holds value better and is easier to refinance later. Leasehold (often 99 years) is usually cheaper to buy. Neither is wrong; it depends on whether you are buying to live in, to rent out, or to sell.

04

Location and transit

How far is it, really, to the nearest LRT or MRT station, to a mall, and to the highway? We measure the walk, not the minutes-away claim in the brochure.

05

Completion date and payment schedule

Under-construction projects are paid in stages as the building goes up, so your loan installments start small and grow. We work out your monthly commitment at each stage, not just at completion.

06

Who will rent or buy it from you

For investors, we look at what similar units nearby rent for and how many competing units are completing around the same time.

Do I pay an agent fee when buying a new launch through FindEstate? expand_more

No. For new launch projects, my commission is paid by the developer, not by the buyer. You pay the same price as you would at the sales gallery, with the same rebates and packages, plus an independent second opinion.

Is freehold better than leasehold in KL? expand_more

Freehold means you own the land title indefinitely; leasehold means a fixed term, usually 99 years. Freehold generally holds its value better and is easier to finance later on, while leasehold is usually cheaper to buy. For a home you will live in for 10 to 15 years, a well-located leasehold can be good value; for a long-term hold, freehold is usually safer.

How does payment work for an under-construction condo? expand_more

You typically pay a 10% down payment when you sign the Sale and Purchase Agreement. The bank then releases the loan to the developer in stages as construction progresses, and you only pay interest on the amount released so far. That is why monthly payments are lower in the early years and reach the full installment around completion.

Can foreigners buy new launch property in Kuala Lumpur? expand_more

Yes. Foreigners can buy most residential property in Malaysia, subject to a minimum purchase price set by each state: RM1 million in Kuala Lumpur, and generally RM2 million and above in Selangor. Foreign buyers also need state consent, which the lawyers handle as part of the purchase. MM2H holders follow the same rules.

How do I get started? expand_more

Send me a WhatsApp with your budget, the areas you prefer, and whether you are buying to live in or to invest. I will reply with a short voice note, then shortlist 2 to 3 projects that fit, with the latest price lists. We visit the sales galleries together only when you are ready.

Buying as an MM2H applicant?

Malaysia My Second Home comes with its own property rules and price thresholds. We help foreign buyers navigate both the visa pathway and the right purchase.
